Twenty miles southeast of San Diego, the air smells fresh, clean, and a little like horses. Jamul, with a population just over 6000 people, falls on either side of Highway 94 as it heads towards the border. This unincorporated area is so close to the city, and yet, life in Jamul feels unequivocally rural.

As with many of San Diego’s outlying communities, Jamul began its life as a large ranch. In 1831, Rancho Jamul was a Mexican Land Grant. Over the years, it was sold and divided, with the history of development intertwining with the cement industry.

But, you won’t find too much cement in Jamul today. The locals like it natural, preferring hiking and biking through the arid trails during the day and camping at Indian Hills by night.

 A large proportion of homes in Jamul are owner-occupied, and residents take a lot of pride in their properties, which range from mobile homes to newer, gated communities. In nearly every bracket of the typical $200,000 to $1 million price range, homes can be found with a little extra land. Many homes have stables and room for horses to pasture.

Amenities near Jamul Homes

Jamul is undoubtedly quiet; with a single traffic light, it’s hard to be anything else. Still, Jamulians are hardly lacking amenities or things to do. A favorite pastime for many locals is simply getting outdoors. Trails are dotted throughout the area; Cowles is perhaps the most popular, but walks in the McGinty Mountain Preserve are not to be missed. 

You won’t find sprawling shopping malls inside the Jamul city limits. But you’ll find nearly everything you need for day-to-day living at the grocery stores, gas stations, and feed store.

For just about everything else, Jamul residents head over to Rancho San Diego Towne Center just a few minutes west. There, you can catch a movie, enjoy dinner with friends, and shop to your heart’s content.

Of course, if you just want a quick bite, a cold beer – or even a round of golf, you’ll find it Jamul. And, if you do need something to spice up your evenings, San Diego is only a 30-minute drive.

Schools in Jamul

For its small population, Jamul has plenty of schools. In addition to a primary school serving grades kindergarten through three, there are also intermediate and middle schools within the city limits. Children in Jamul progress to high school at Steele Canyon High School in Spring Valley. The Greater San Diego Academy Charter Homeschool provides additional resources to those pursuing independent study, all the way through to graduation.

You’ll find Jamul east of San Diego, next to the San Diego National Wildlife Refuge, where highways 94 and 54 meet.
